Starting a Tenancy

With the rush of trying to find somewhere to live, important procedures at the start of your tenancy can sometimes be neglected.

Sometimes this is because landlords or tenants are unaware of their rights and duties. Other times these procedures may be avoided due to busy schedules or apathy.

Regardless, it is important that you understand how your tenancy agreement should be prepared.

Understanding the tenancy law outlined in the Residential Tenancies Act 1997 (RTA) will equip you with an understanding of your rights and duties. You will also be more aware of what your landlord should and should not be doing during your lease.

Be very clear about your housing agreement with a housing provider. Never sign your name to something you don't understand. Never sign blank documents.

Make sure you read all the fine print and know all the costs involved before signing a tenancy agreement, including hidden and/or unexpected costs.

If you sign a fixed-term contract and plan to move out of the property earlier than the end of the lease you should ensure that you are aware of the financial and other implications.
